What makes us different than the traditional real estate brokerage?

Traditional real estate brokers often have only one option for listing and selling your home--a percentage of the selling price when the property closes. Butterfly Realty offers several options which allows you to make the best choice for your situation.  Because we know that everyone is different, we offer a variety of service levels.  From a $500 flat fee option to a more traditional 2.5% commission option, you have a choice.  Regardless of your decision, Butterfly Realty lists and markets your property in the SAME places as traditional real estate brokerages.  As a matter of fact, we get your home MORE EXPOSURE than many other traditional brokerages.

What is an MLS and why do I need it? 

With us, you get the best of both worlds! At the same time, with the Basic and Best Value options, you can continue marketing your home as a FSBO, affording you the ability to continue to advertise, show and sell the home yourself!  If you are willing to pay a commission to a buyer’s agent, then Butterfly Realty is right for you!

Are there any other costs?

Yes, and the amount depends on your listing choice

For the $500 Basic level, you will pay Butterfly Realty .37% of the sales price at closing. If there is a buyer's agent involved, you will also pay their commission at closing.

For the $999 Best Value level, you will pay Butterfly Realty 1.5% of the sales price at closing. If there is a buyer's agent involved, you will also pay their commission at closing.

If you choose our Traditional Model, you will pay nothing upfront. You will owe the full commission of 2.5% of the sales price at closing, plus a minimum commission of 3% to the Buyer's agent.

In all cases, the commission paid to the Buyer's agent is agreed upon at your listing appointment.

Why would an agent want to show my property?

Agents use the listing services to find homes matching their buyers’ criteria.  When your home matches what their buyers are looking for, they will see that you are paying a commission to the buyer’s agent, and they will show your home.

Who handles the negotiations? 

That depends on which option you choose! 

Basic Listing - If you choose the basic listing option Butterfly Realty will provide you with all of the tools necessary for you to negotiate the best price and terms on your own behalf.  We will provide all the forms and disclosures necessary.  We will review all offers and counteroffers with you during the negotiation process, giving you the peace of mind that you are not alone in this process.  If you would like our skilled staff to negotiate on your behalf, you can upgrade to our negotiation and contract to close services for an additional 1.5% of the sales price which will be due upon closing.

How quickly can I get started?

In most cases your home can be listed the same day.  We guarantee that your home will be listed within 1 business day.

Do I still pay a commission if there is no agent on the buyer's side? 

When you choose the Basic or Best Value options and there is no agent involved on the buyer's side, you will save the commission you have chosen to offer to a buyers agent.

If you choose the traditional listing the commission payable to a buyer's agent is owed whether or not the buyer has an agent.

Can we place our own sign on our property? 

You are welcome to place a FSBO sign on your property, but buyers’ agents will be looking for our real estate sign.  Also, an agent just driving through your neighborhood with a potential buyer may simply avoid your home if it is a typical FSBO sign.

Am I allowed to take my listing off the market before the listing period ends? 

Of course. We understand that situations change.  We will fax you paperwork for your signature and you will be charged $75 for the withdrawal.
